In today’s low inventory market, new construction is a desirable option for many home buyers. The homes are brand-new, the models attractively decorated, and the neighborhood has all of the right bells and whistles.

No harm in looking, right?

Unfortunately, like new car shopping, you may be tempted by that “new home” smell and find yourself signing a contract. And doing that, without the expertise of a professional Realtor®, is where the harm lies.

“When you buy a direct from a builder, you’re not saving money by not using a Realtor. There’s a built-in marketing fee,” said Pat Riley, president and CEO, Allen Tate Companies, in the September edition of Carolinas Market Update, a quarterly real estate video series.

Buying new construction is a different process, and the buyer needs a Realtor to help with lot selection, change orders, pricing schedules, financing and coordinating the sale of an existing home, said Riley.

“Most disagreements between the builder and buyer result from a lack of attention to details,” said Riley. “Your Realtor is your advocate. We make sure everything is included that needs to be. There are a lot of moving parts.”

“It’s easy to be drawn in emotionally and lose our objectivity. By trusting a Realtor to lead the way, those moving parts won’t get in the way of the happiness a new home can bring,” said Riley.
